Southeast residents express concern over development on Fields Lane

Residents in the Fields Lane / Deans Corner area of Southeast are expressing concern over a new commercial facility being developed at 16-18 Fields Lane by Alfacor, LLC. At issue is a proposal to extend the operating hours for the facility and the possibility of the site developer constructing an access road between Fields Lane and Deans Corner Road.

In December 2020, the Town of Southeast approved a site plan for the development of a 31.5-acre property to house a 90,000 square-foot warehouse and a 9,900 square-foot combination warehouse-office building.. Access to the property will be via a common driveway through an existing 6.45-acre commercial property at 14 Fields Lane

Hogan, Rossi & Liguori, the legal firm representing Alfacor, said that the building tenant will be a local moving company.

On Monday, the Town of Southeast will hold a public hearing to consider a proposal to extend the operating hours for the warehouse to between 6:00 a.m. and 6:00 p.m. on weekdays and 6:00 a.m. to 3:00 p.m. on Saturdays. The original site use plan allowed for operating hours between 7:00 a.m. and 5:00 p.m weekdays

Residents have raised concerns about the possible construction of an emergency access road that would connect the property to Deans Corner Road, citing the potential for decreased property values, noise and congestion.

“The Town is not constructing an emergency access road,” a representative for the Town of Southeast Planning Board wrote in an email. “The developer of 16-18 Fields Lane has expressed interest in having emergency only access from Deans Corner Road to his property but this is not part of the application being reviewed by the Planning Board.”

The Planning Board confirmed that neighbors have contacted the Board to express concern over the development. “The planning board has received emails from neighbors,” the Board said, adding that members of the Board met with neighbors at the site regarding the application for extended access and a potential application for an emergency access road between Fields Lane and Deans Corner Road.


A public hearing will be held on Monday, May 8 at 7:00 p.m. at Southeast Town Offices, 1360 Route 22, Brewster.
